  • We are comfortably located in Lake Butler, FL, but because our tiny houses are built on wheels, we are happy to deliver to you anywhere in the United States.

    Shipping is quoted on an individual basis dependent on distance. We generally charge $3/mile from Lake Butler, FL.

  • When a structure is built on a foundation, it generally requires building permits, engineered designs, inspections, licensed contractors, plumbers, electricians, and many loops to jump through to get what you envision. While this ensures you are getting a high quality structure, it also comes with an increasingly large price tag.

    Tiny houses on wheels started when someone, somewhere, thought “I could have a structure built just as strong, just as durable, and just as high quality, for a way lesser price if I could just build it myself.” So they had the idea to build a home on wheels.

    Because of this reason, it is appealing for some people to be able to purchase a high quality, structurally sound home, for a fraction of the price they would pay if they chose to build a foundation home.

  • RV's are light, mobile, and designed for “towability”. Which is great! However, there is a different FEEL when you are in an RV vs a tiny home. RV's are built to be lightweight and so they are often full of plastic materials which aesthetically fall flat. At Simplify Further, we feel that your environment matters. Your surroundings affect you - mentally and emotionally. When you are in a space that is beautiful, you feel that beauty. Generally, no one wants to live full time in an RV (or rent one on Airbnb) because the environment is not aesthetically pleasing. We focus on aesthetics, quality, and functionality so that you get the custom experience that you (or your guests) are looking for.

  • Our tiny homes are designed to be moveable, not mobile. They will be moved from our location to yours, and if you ever move property you can take it with you, as it is easily transportable since they remain on their trailer and wheels.

    Our tiny homes are not designed to be lightweight, or aerodynamic for constant travel. They are built to be strong, durable, and long-lasting. Most of our clients use our tiny houses to live in a semi-permanent location, or as a guest house, or short term vacation rental.

  • Currently we build our tiny homes with NOAH Certification. NOAH is a private third party company that does remote digitalized inspections and certifies that our tiny homes are built up to ANSI 119.5 code as well as fire safety and electrical codes. These codes satisfy the building standards of park model RVs. You can read a little about NOAH’s code standards on their website, here. With Noah Certification, clients may have an easier time getting financing, insurance, and placement for their tiny homes.

  • At Simplify Further, we focus on high standard, good quality tiny homes on wheels. We stick to what we know. We build from the ground up. We cannot guarantee the same high standard when working with an existing structure that comes with its own history, therefore we do not do conversions.

  • We install full size flush toilets that connect to sewer/septic with temporary RV hook ups (a flexible RV sewage hose). Your tiny home will come with connectors, and easily work with any RV clean outs. You can also very easily install a clean out to almost any property that already has sewer/septic on site. If you would like a compostable toilet, we offer that as an upgrade option.

  • Many tiny home owners park their tiny home on their own property or on a friend’s or family’s property. Check with your county or city to find out about specific codes and restrictions. In some locations, the city or county may consider your THOW to be an RV, so look into any regulations your local city/county has on RV usage for your zoning and individual parcel number. It is also possible to park them at an RV, mobile home park, or campground depending on the rules and restrictions of that individual park.   • We currently do not offer financing. If you choose to source your own funding, we can gladly provide you with any information about our products you may need to acquire your funds.

  • Yes you can! We offer custom design packages to get you started in designing your custom tiny home. Once you settle on your dream design with our team, you will receive a cost estimate for your custom order. To get started, fill out a build application.

  • It depends how heavy your Tiny House is. Some will only require a ½ or ¾ ton truck. You do not need a special use permit when towing your Tiny Home if it meets the 8 ½ wide, 13 ½ feet tall & under 26,000 lbs requirement (which all of ours do). You may rent a truck if you don’t already own a vehicle that meets suggested specifications. There are also transport companies that will transport your tiny home for you, and we offer delivery to your location when you purchase one of our tiny homes. Most of our tiny homes are under 10,000 lbs and can be pulled with a F250 or equivalent.
